From twittens to post-war estates

Lewes packs a lot of building history into a small town. Timber-framed and flint houses line the High Street and the twittens running down from it, Georgian frontages hide much older structures, and Victorian terraces fill the streets around Southover, the Wallands and the Pells. Further out, the Nevill and Landport estates bring council-built semis and terraces from the interwar and post-war decades. Each era tends to leave its own kind of fuse box behind.

In the older houses it is common to find wiring added a room at a time, circuits that do not match their labels and boards sitting in awkward cellars or cupboards. On the estates, the original board has usually been swapped once already, but many still lack RCD protection on every circuit. Either way, testing comes before any final decisions.

  • Rewirable fuse boxes replaced
  • Cellar and understairs boards
  • Mixed-era wiring tested first
  • RCD protection on every circuit
  • Circuits relabelled clearly
  • Whole house tested and certified

Rentals for commuters and students

Lewes has a busy rental market for its size. The mainline station brings in London and Brighton commuters, the University of Sussex is a short train ride away, and Plumpton College students look for rooms locally too. Much of the stock is older terraced housing converted to flats or let as shared houses, which means boards that have been extended several times and circuits serving more people than they were designed for.

Landlords need a satisfactory EICR at least every five years under the private rented sector regulations. If yours flags a C1 or C2 on the board, we can replace it and add an EICR for £99, or carry out a standalone EICR from £175 to £350, and from £350 for an HMO.

  • EICR £99 with any board change
  • Standalone EICR from £175
  • HMO inspections from £350
  • C1 and C2 codes cleared
  • Tenant access arranged with you
  • Certificates emailed in 48 hours

Working in a conservation town

Much of central Lewes lies within a conservation area, the town sits inside the South Downs National Park, and a large number of its buildings are listed. Replacing a consumer unit is internal electrical work, but in a listed building any change that affects the character of the historic fabric can need listed building consent, so we plan new cable routes and the board position with that in mind.

In practice that usually means reusing existing cable routes, keeping the new board where the old one was, and avoiding chasing into historic plaster or panelling. If you are unsure whether your plans need consent, check with the planning authority before work starts and we will work around their answer.

  • Existing cable routes reused
  • Board kept in its original spot
  • No chasing into historic plaster
  • Neat surface trunking where needed
  • Dust sheets and careful access
  • Clear plan agreed before we start
Getting to you

Getting to Lewes

Lewes is a short run from our Brighton base along the A27, so it sits well inside our regular working area. If your fuse box has failed, looks scorched, or keeps tripping with no obvious cause, ring us between 8am and 8pm any day and we will aim to have someone with you the same day where possible. Planned board changes are booked at a time that suits you, and most are finished in 4 to 6 hours.

Parking in the centre of Lewes can be tight, especially on the narrow streets off the High Street. If you can tell us about permits or the nearest place to unload when you book, it saves time on the day and keeps the job on schedule.

Yes. A consumer unit change is internal work and is notified to Building Control under Part P like any other. Where a building is listed, though, alterations that affect its character can need listed building consent, so we keep to existing cable routes and the existing board position wherever we can. If your plans involve moving the board or running new cables through historic fabric, check with the planning authority first.

If your property is in a part of Lewes near the Ouse that has flooded before, board height is worth thinking about. We can relocate the consumer unit as part of the replacement for an extra £250, placing it higher up where the layout allows. Raising sockets and other accessories is a bigger job, and we would price that separately after a look.

Yes. Ringmer, Barcombe, Cooksbridge, Kingston, Iford and Rodmell are all within our area, along with the rest of the Lewes district. Village houses can have older supplies than those in the town centre, so we check the earthing arrangement before fitting and tell you if anything needs the network operator, UK Power Networks, to look at it.

For a shared house, a full RCBO board is the sensible choice, because a fault on one circuit will not knock out power to the rest of the house. Prices start at £625 for 8 ways, £695 for 10 to 12 ways and £795 for 14 to 16 ways, with an EICR added for £99 if you need one for the tenancy.

Usually not. A straightforward board change connects the existing circuits to the new unit, so floors stay down. The exception is when testing shows a circuit is faulty or the cables will not reach a new board position. In that case we explain what we found, what it would take to put right and what it would cost, before doing anything further.
