Medieval timber frames to twentieth century closes
The centre of Steyning is a conservation area with a remarkable run of timber framed houses, many medieval or Tudor behind later fronts, alongside Georgian brick and flint. Around that core the town grew more quietly, with Victorian cottages, interwar houses and post-war and later closes on the edges. Bramber and Upper Beeding, just across the river, have their own mix of old cottages and twentieth century homes.
In the oldest buildings the electrics were added long after construction, often in stages, and routes for cables are limited. We find boards in surprising places and wiring of several ages side by side. The newer houses usually just need their original board brought up to date with RCD protection.
- Timber framed houses
- Brick and flint cottages
- Interwar and post-war homes
- Staged old wiring tested
- RCD or RCBO protection
- 6 year workmanship guarantee

Cottage lets, flats over shops and village holiday homes
Steyning's rental market is small and varied: cottages and houses let to families drawn by the schools, flats above the shops on the High Street, and holiday lets for walkers using the South Downs Way, which passes close by. Long lets need a satisfactory EICR at least every five years, and older buildings tend to raise more observations on inspection.
We can replace a board highlighted on an EICR and test the whole property for just £99 alongside the new board. Work is planned around holiday changeovers or tenants' routines, and certificates are emailed to you within 48 hours so your records stay up to date. Fixed prices apply, with no travel charge.
- Family house lets
- Flats above High Street shops
- Holiday let changeovers
- EICR £99 with any board
- Standalone EICR from £175
- Certificates sent by email

Respecting old fabric when the board changes
Many Steyning homes are listed, and timber framed walls, wattle and daub panels and old oak beams do not take kindly to chasing or drilling. Boards are often found in odd places, such as under stairs or in an outbuilding, because that was the easiest spot when electricity arrived. Outlying cottages and farmhouses around the town may also have overhead supplies and TT earthing using an earth rod rather than the supplier's earth.
We keep to existing cable routes wherever possible and avoid cutting into historic fabric. Where a board sits in an awkward or exposed position, we can quote to move it somewhere safer. On TT supplies we test the earth rod properly, because RCD protection matters even more there, and we explain the results before the new board is energised.
- Existing cable routes reused
- No chasing into historic walls
- TT earth rods tested
- Overhead supplies checked
- Advice on listed consent
- Neat surface finishes
Driving up the Adur valley to Steyning
Steyning is further from our Brighton & Hove base than the coastal towns, up the Adur valley behind Shoreham, but it is still well within our regular area. We plan Steyning jobs so a full board change, usually 4 to 6 hours, is finished in one day. Text a photo of your board and meter to 0333 360 8691 for a fixed price.
For anything urgent, such as a burning smell or a board that will not reset, call 8am to 8pm, seven days a week. We will help you make the supply safe and arrange a visit the same day where possible.

Fuse box questions from Steyning
Call for a straight answer from an installer, not a call centre. No pressure, no hard sell.
Call 0333 360 8691Replacing a consumer unit in the same position, using existing cable routes, is unlikely to affect the character of a listed building, but the decision rests with Horsham District Council, not with us. If the work involves new cable runs through historic walls or moving the board, ask the council's conservation officer first. We will describe the work clearly to help that conversation.
Yes, a little. Homes with TT earthing rely on an earth rod in the ground rather than the supplier's earth, so RCD protection is essential and the rod must give a low enough reading. We test the rod as part of the job and, if it is poor, explain what is needed to improve it before the new board is completed.
Often it can. We look at where the supply enters the property and whether a new board can be fitted inside safely and practically. Relocating as part of a board change adds £250. If the meter also needs to move, that is arranged with your supplier and the network operator, UK Power Networks.
We avoid it wherever we can. The new board is normally connected to the existing circuits where they already run, so no new holes through beams or wattle and daub are needed. If a circuit has to be renewed, we agree the route with you first and choose surface or concealed options that respect the building.
Yes. Upper Beeding and Bramber share the BN44 postcode and sit just across the River Adur from Steyning. Our prices are fixed across all of Sussex, so there is no extra charge for these villages or the hamlets around them, such as Botolphs and Annington. The same installers and guarantee apply throughout.
