Old walls, hidden cable routes

What a board change means in an old cottage

Many of Rodmell's older homes are flint and brick cottages, joined over the years by later houses. Thick solid walls make cables hard to reroute, so wiring in these cottages often runs in surface conduit, under floorboards or through the loft, and earlier electricians sometimes extended circuits wherever was easiest at the time.

A board change does not usually mean disturbing walls. We fit the new consumer unit where the old one sits unless you would like it moved, and the full test afterwards tells you whether the hidden cables are sound or whether any circuit needs attention before you redecorate.

  • New board in the existing position
  • No wall chasing for a straight swap
  • Hidden cables tested and reported

Extra protection for older wiring you cannot see

In an old cottage, the cable most likely to cause trouble is the one nobody has seen for decades: a loose joint under the floor, a cable nicked by a nail, or a connection that has worked loose in a ceiling rose. Faults like these can arc and heat up without drawing enough current to trip an ordinary breaker.

An arc fault detection device watches each circuit for the electrical signature of arcing and switches it off. Boards combining RCBOs and AFDDs cost from £1,095, which buys 10 ways, and they are worth weighing up in a home where the wiring is old or hard to get at. We explain the difference honestly and never insist on them.

Often, yes. Moving the board alongside a replacement adds £250. We look at where the meter is, how cables can reach the new spot without damaging old walls, and whether a listed building would need consent first. If moving it would mean significant disruption, we will say so and suggest the simplest workable option.

It gives a very good picture. We test insulation resistance, earth continuity and the protective devices on every circuit, and the results show where cables are deteriorating. Older homes sometimes need only a few circuits put right rather than a full rewire, and we explain the readings before recommending anything.

If the existing tails are undersized, damaged or will not reach the new board, we renew that run from meter to consumer unit while we are there. The meter belongs to your energy supplier and the main fuse to UK Power Networks, so if either needs attention we tell you exactly who to contact.
