Regency seafront, Victorian hills and post-war estates
James Burton began building St Leonards in 1828 as a new resort west of Hastings, and the classical terraces and villas around St Leonards Gardens still follow his plan. Victorian growth climbed the hill behind, with tall villas around Warrior Square, Gensing and Maze Hill. The seafront later gained Marine Court, the 1930s block shaped like an ocean liner, while Hollington, Silverhill and West St Leonards filled with twentieth century houses.
That spread means very different boards a short walk apart. In the older villas we find fuse boards on landings and in hallways, often beside a newer unit added when a flat was created. Seafront flats tend to have compact boards in a hall cupboard, fed from a meter room downstairs. In the post-war houses of Hollington, the original board has often been swapped once, usually for a split load unit now due for replacement.

Seafront blocks, villa flats and family lets
St Leonards has a varied rental market. Flats in the large seafront blocks and in divided villas around Warrior Square and Maze Hill are let to people working locally or commuting by train, while family houses in Hollington, Silverhill and West St Leonards make up much of the rest. Every let needs its own satisfactory EICR at least every five years, whatever the age of the building it sits in.
Purpose built blocks bring their own questions: the flat's board may be the landlord's job, while the meter room and riser belong to the freeholder. We price the flat board from your photos, liaise with the agent about access to shared meter rooms, and add an EICR for £99 at the same visit. For family houses, a standalone EICR is £175 to £350 depending on size.

When a divided house becomes one home again
Many of the large houses in St Leonards were split into flats or bedsits during the twentieth century, and some are now being bought and turned back into single homes. That leaves an unusual electrical picture: two, three or more meters, a board for each former flat, a separate landlord supply for the stairs and fire alarm, and cables running between floors with no clear record of which board feeds what.
Before anything is merged, we trace every circuit to its board and test for faults that conversions often hide, such as a circuit fed from one board with its neutral returning through another, so that switching off one board does not make it safe. Only then do we fit the new board. Removing spare meters and supplies is arranged through your energy supplier and UK Power Networks, and we explain how.
- Circuits traced to each old board
- Several boards merged into one
- Shared neutrals found and fixed
- Old landlord circuits made safe

Board trouble in St Leonards?
Board tripping and refusing to reset, a scorched breaker or crackling from the cupboard? Phone 0333 360 8691, open 8am to 8pm seven days a week. We talk you through isolating safely and aim to be in St Leonards the same day where possible. Mention any recent building work, because disturbed cables are a frequent culprit in houses under renovation.
Planned replacements are booked for a day that suits you. Most boards are fitted in 4 to 6 hours, though a house being merged from several flats usually takes longer, and we will say so in the quote. Parking near the seafront can be tight, so tell us about permits or a nearby space when you book.

Fuse box questions from St Leonards-on-Sea
Call for a straight answer from an installer, not a call centre. No pressure, no hard sell.
Call 0333 360 8691In most cases, yes. Once every circuit has been traced and tested, we design one consumer unit for the whole house, sometimes with a second board on an upper floor to avoid very long cable runs. The final price depends on the number of ways and boards needed, so send photos of every board and meter in the house and we will come back with a fixed figure before any work is booked.
Once the house is a single home, a separate landlord supply is usually no longer needed. We move the hallway and stair lighting onto the new board, make sure any smoke and heat alarms you keep are powered correctly from it, and advise on suitable interlinked alarms for a family home. The old landlord board is then disconnected and made safe, ready for the supplier to remove its meter if you choose.
Yes. In a large block, the board inside your flat is normally your responsibility, while the meter room and rising mains belong to the building. We check access arrangements with the managing agent before the day and fit the new board at our normal fixed price. Your Electrical Installation Certificate is emailed within 48 hours, and we can send a copy to the agent for their records.
Almost always. A board of that age usually has rewirable or early cartridge fuses, no RCD protection and an enclosure that falls short of today's standards. Replacing it puts every circuit under RCD protection, adds surge protection and gives you a full test of the original wiring, so you know whether any of it needs attention. A dual RCD 10 way board is £495.
Usually at the start. If the rest of the house is to be rewired in stages, a new board gives each finished floor a safe, protected place to connect, and you are not running new circuits from an old fuse box in the meantime. We leave clearly labelled spare ways for the floors still to come, and the installation is tested and certified when the board goes in.
