Victorian villas, interwar semis and a lot of flats

Central Worthing and Heene grew through the nineteenth century, so many streets near the seafront are lined with large Victorian and Edwardian houses. A good number of those were split into flats decades ago, which often left each flat with a small board squeezed into a hall cupboard and wiring altered by several different hands. Further out, Goring, Durrington and Broadwater are dominated by interwar and postwar semis and bungalows.

In the older central stock we regularly find rewirable fuses, boards with no RCD protection at all, and earthing that needs improving before a new unit can go in. In the 1930s to 1960s semis, the usual picture is a dated MCB board or an early plastic consumer unit that has seen extensions and new kitchens added over the years.

Flats, bedsits and a steady rental market

Worthing has a large stock of rented flats, much of it inside converted period houses close to the town centre and the station, plus purpose built blocks along the seafront. Plenty of tenants commute to Brighton or work locally in the hospital and town centre. For landlords, the five yearly EICR is often where an old board gets flagged, and a code C2 on the consumer unit has to be dealt with.

We can replace the board and carry out the EICR on the same visit for £99 extra, so you finish with a satisfactory report and a new Electrical Installation Certificate. Standalone EICRs run from £175 to £350, with HMOs from £350. Access can be arranged directly with your tenant or agent.

  • EICR C2 board faults cleared
  • EICR for £99 with any board
  • Tenant access arranged for you
  • HMO reports from £350
  • Fixed price before work starts
  • Building Control notified under Part P

When one house became four flats

The conversion of large Worthing villas into flats is the single biggest source of awkward boards we see in the town. Each flat usually has its own meter and consumer unit, sometimes tucked in a shared hallway, a cupboard under a stair or a meter room in the basement. The tails between meter and board can be long, undersized or routed through communal areas, and the original house wiring may still be in use alongside newer circuits.

Before quoting we ask for photos of the meter, the board and the main earth, so we know what we are dealing with. If the board sits somewhere impractical, relocating it as part of the job adds £250. Where a communal supply is involved, we work with the freeholder or managing agent.

  • Boards in communal hallways
  • Long or undersized meter tails
  • Mixed old and new wiring
  • Relocation with new board, add £250
  • Freeholder and agent liaison

Still not sure?

Call for a straight answer from an installer, not a call centre. No pressure, no hard sell.

Yes. In most converted houses each flat has its own meter and consumer unit, so we can replace yours without touching the others. We will check the earthing and the tails from your meter, because in older conversions these are sometimes shared or undersized. If anything on the landlord or communal side needs attention, we explain it clearly so you can raise it with the freeholder or agent.

Not necessarily. Many interwar houses in Goring and Ferring were rewired at some point, even if the fuse box was left in place. We test every circuit when we fit a new board, and if the cabling insulation is in good order the new unit can go straight on. If a circuit fails testing we tell you before going further, so there are no surprises on the price.

You do not apply yourself. A consumer unit change is notifiable work under Part P, and because we are Part P registered we notify Building Control on your behalf. You then receive a Building Regulations compliance certificate along with the Electrical Installation Certificate, which we email within 48 hours of finishing.

Ask the seller or agent for a photo of the consumer unit and send it to us by text on 0333 360 8691. We can tell you what it is and give a fixed price to replace it, which can help with negotiations. In purpose built blocks the board is usually inside the flat, but the supply may come from a shared intake, which we check.

Often it is not. Extensions usually add circuits, and older boards run out of spare ways or end up with several circuits doubled onto one breaker. A 10 way dual RCD board is £495 and a 12 way high integrity board is £575, which gives room for the extra circuits plus a spare for anything you add later, such as an EV charger.
