Housing in Littlehampton

From terraced streets to estates on the northern edge

The older part of Littlehampton, between the river, the high street and the seafront, has Victorian and Edwardian terraces and some larger houses that are now flats. Wick and the areas north of the railway are largely twentieth century, with council built and private semis and terraces from the postwar decades. More recently, new estates have been built on the northern side of town towards Lyminster.

That spread means very different boards. Terraces may still have rewirable fuses or a mix of old fuse carriers. Postwar homes commonly have an MCB board with a single RCD or none. Newer houses usually have a compliant board already, but owners adding EV chargers or batteries sometimes need more capacity.

Littlehampton rentals

Flats, terraces and holiday lets by the beach

Littlehampton has a sizeable private rented sector: flats in converted houses near the town centre, terraced houses let to families and workers, and holiday lets close to East Beach and the riverside. Each needs a safe, certified installation, and for longer lets a satisfactory EICR at least every five years.

We can fit a new board and carry out an EICR together for an extra £99, or produce a standalone EICR from £175. For holiday lets, we try to book work between guests so you do not lose bookings.

  • Changeovers between holiday guests
  • EICR from £175 standalone
  • C2 board faults put right
  • Tenant liaison handled
  • Certificates sent to your agent
  • No subcontractors, ever

Flood risk and where the board sits

Parts of Littlehampton close to the River Arun and the seafront are low lying, and the Environment Agency flood maps show some streets at risk from tidal or river flooding. In homes like these it makes sense to think about where the consumer unit is mounted. A board at skirting height in a ground floor cupboard is more vulnerable if water ever gets in than one placed higher on the wall.

When we replace a board in a low lying property we can discuss raising it or moving it to a better position. Relocating it with a new board adds £250. We keep meter work within what is allowed and liaise with your supplier if the meter itself would need moving.

  • Boards raised above floor level
  • Relocation with new board, add £250

It is worth considering. If there is any history or risk of water getting in, mounting the consumer unit above likely flood level means the electrics can be isolated and restored more easily afterwards. We can move it as part of the job for an extra £250 and will tell you honestly whether it is worth doing in your home.

It is common in boards from the 1980s and 1990s. The drawback is that one fault on any circuit cuts power to the whole house, including the fridge and freezer. A modern dual RCD board from £425 splits circuits across two RCDs, and a full RCBO board from £625 means a fault only affects the circuit it is on.

Usually not. Most recent boards are compliant and just need a spare way, or the charger can be supplied from its own small unit. We can look at photos and tell you. If your board is full or lacks surge protection, we can add a surge device for £165 rather than replacing the whole unit.

Yes. Most replacements take 4 to 6 hours, so we can usually fit the new board on a changeover day and leave the property tested and ready for the next arrival. You receive the Electrical Installation Certificate by email within 48 hours, which is useful for your insurance and booking platform records.

Littlehampton is in Arun District Council's area. Because we are Part P registered, we notify Building Control for you, so there is no application or inspection fee for you to arrange. The compliance certificate follows by post or email after the notification is processed.
