Cottages and later village homes

Older homes and the lighting circuits inside them

Iford's houses range from old cottages to later village homes, and in the older ones the lighting is often the oldest part of the wiring. Some circuits went in before an earth conductor was routinely run to every light. That matters when metal fittings are used, and it is something we look for when testing after a new consumer unit goes in.

A lighting circuit without an earth does not stop a board change. We record it and recommend the safest course, which may mean RCD protection plus avoiding metal fittings until the circuit is rewired. You get a clear explanation, a written certificate and no pressure to buy more than is needed.

Siting the board above the reach of water

East of the village the land falls away to the Ouse water meadows, which can flood in wet winters. Homes on higher ground are unlikely to be affected, but if your property sits close to the brooks, or has a low outbuilding or a ground floor that has taken water before, it is worth thinking about where the electrics sit.

A new consumer unit can be fitted higher on the wall, with circuits arranged so that ground floor sockets are separate from those upstairs. If water ever does get in, that layout makes it easier to keep part of the home powered safely while the rest dries out and is tested.

That is the aim of splitting circuits by floor. With a full RCBO board each circuit has its own protection, so ground floor sockets can be switched off and left off while upstairs lighting and sockets stay in use, provided testing shows they are safe. We set this up and label it clearly when the board goes in.

Not safely until the circuit has an earth conductor, because most metal fittings rely on an earth connection for protection. We will tell you which circuits lack one. In the meantime you can choose plastic or double insulated fittings, and have those circuits rewired when it suits you.

Cartridge fuses are more dependable than rewireable fuse wire, but an old box like that gives no RCD protection against electric shock and no surge protection. Swapping it for a new board, dual RCD from £425 or full RCBO from £625, brings the protection up to the current standard, and the whole installation is tested as well.
