Old town cottages to modern riverside apartments

Around the High Street and in Old Shoreham there are flint and brick cottages and Georgian and Victorian houses, some of them listed. North of the railway, streets of Victorian and Edwardian terraces give way to interwar semis and later estates such as Buckingham Park on the slopes towards the Downs. Along the river, newer apartment blocks have appeared, while Shoreham Beach mixes rebuilt contemporary houses with older bungalows.

The older houses in the centre are where we most often find original wiring patched over the years, sometimes with rewireable fuses still in use. The interwar and post-war homes usually just need a modern board with proper RCD protection and up to date bonding to gas and water pipes.

Commuter flats and coastal lets

Shoreham's station on the coast line makes it popular with tenants working in Brighton, Worthing or further afield, and much of the rented stock is flats, both in converted houses and in newer riverside developments. There are also homes let to visitors near the beach and the river. Long lets in England need an EICR at least every five years, and keeping holiday lets electrically safe is equally important.

We can quote from photos and fit between bookings or tenancies, so guests and tenants are not disrupted. An EICR can be added for £99 alongside any board, and certificates go straight to you or your letting agent, ready to pass on to tenants within the required time. Fixed prices make budgeting simple.

Salt air and the tidal Adur

With the sea to the south and the tidal River Adur running through the town, parts of Shoreham sit low and close to the water. The Environment Agency has built flood defences along the river, but homes on Shoreham Beach and by the estuary still live with sea spray and damp, salty air. Over time that can corrode exposed terminals, meter tails and older metal fuse boxes.

When we replace a board near the water, we look at its position, the condition of the meter tails and any corrosion at the meter or main earth. Where it helps, we can quote to move the board to a drier, higher spot, and we choose an enclosure suited to where it will live.

  • Corrosion checked at the board
  • Meter tails inspected
  • Higher board position possible
  • Relocation from £250 with a board
  • Outdoor circuits protected

Getting to you

Reaching Shoreham-by-Sea from Brighton & Hove

Shoreham is a short drive west along the coast road from our base, so it is a regular part of our week. Most board changes take 4 to 6 hours, finished in a single day. Text a photo of your board and meter to 0333 360 8691 and we will reply with a fixed price, usually without needing to visit first.

If you have a fault such as repeated tripping or a hot, smelling board, call between 8am and 8pm, seven days a week. We aim to get an electrician to you the same day where possible. Our phone team can also talk you through switching off safely while you wait.

It can. Salt carried on the wind settles on metal parts, and in damp conditions it speeds up corrosion of terminals, screws and older metal enclosures. Boards in garages, porches or cupboards on outside walls are most exposed. We check for corrosion when we change your board and fit an enclosure suited to its position.

Yes. In homes close to the river or the beach, many owners like their consumer unit kept well above floor level. Moving the board as part of a replacement adds £250, and a standalone relocation is £395. The meter position is controlled by your supplier, so if that needs moving too we will explain who to contact.

Probably not yet. Recent developments were built to modern standards and should already have RCD protection. If you are unsure, send us a photo and we will tell you honestly. You may simply want an EICR, or a surge protection retrofit for £165 if your board does not already have one.

Modern RCDs are sensitive and will trip if old cables are leaking current to earth, which an old fuse box would never notice. That is why we test every circuit before fitting. If we find a fault, we explain it and give you a fixed price to fix it, so the new board works reliably from day one.

No. Shoreham Beach is part of the BN43 area we cover, and our prices are the same across Sussex with no travel or parking surcharge. We just ask that you let us know about any access arrangements or parking restrictions when you book, so the installer can plan the day and arrive on time.
