The Old Town, squeezed between the East and West Hills, has timber framed and brick cottages from many centuries, while the Victorian expansion pushed terraces up the slopes towards Ore, Clive Vale and Blacklands. These buildings can have several consumer units, a landlord supply for stairs and fire alarms, and wiring of very different ages from floor to floor. Boards in the lower floors of hillside houses

Many Hastings houses are built into the slope, with the lowest floor partly below ground at the back. Meters and boards often end up in these cellars and lower rooms, where damp and condensation can affect connections over time. When we replace a board in a position like this, we look for signs of moisture, check the condition of the incoming tails and inspect the main earth connection.

If the existing spot is unsuitable, we can move the board to a drier place on a higher floor, for £250 extra with a new board or £395 on its own. We also check that the board can be reached easily in an emergency, which matters in houses where the cellar is only reached from outside or down steep steps.

Yes. Replacing a consumer unit in the same position does not usually affect the character of a listed building, but any new cable routes or a relocation could. We keep the work as discreet as possible and talk you through anything that might need the conservation officer's view before we start. Testing and certification are the same as for any other home.

Each flat board is priced separately at our fixed rates, and the landlord supply for the common parts is priced as its own board. If you need an EICR on each flat, it is £99 per flat when we are already fitting a board there. Send photos of each board and we will put it all on one quote.

That depends on your lease or tenancy, but the flat's own consumer unit is usually separate from the shop's supply. We check that the two are properly separated, that your flat's earthing is correct, and that nothing from the commercial side is wired through your board. If anything is shared, we explain it clearly so you can raise it with the right person.

Not if the damp is affecting it. Moisture can corrode terminals and the main earth connection, and a cellar can also be awkward to reach in a hurry. If we find signs of moisture, we recommend moving the board to a dry, accessible spot. With a new board that adds £250 to the price.

We notify the work to Building Control as required under Part P, so you do not have to. You then receive a compliance certificate by post. Your Electrical Installation Certificate is emailed within 48 hours. Landlords should keep both with their EICR records. Hastings Borough Council does not need to hear from you directly.
