Few houses, long histories

Southease is small enough to take in at a glance: a small green, the church with its round tower, and a modest number of houses gathered close by. Older properties like these have usually been rewired at least once, sometimes in parts, and it is common to find a board that has been altered by several different hands over the years.

Rather than patching the old board, we replace it entirely, give every circuit a clear label and set out the results on an Electrical Installation Certificate, which lands in your inbox inside 48 hours. Building Control is notified under Part P, so the paperwork is in order if you ever sell or remortgage.

Low ground and where the board should sit

Southease sits where the downland meets the flat floor of the Ouse valley, and parts of that valley floor are prone to flooding. Many homes sit comfortably above it, but if yours is on lower ground or has a board at skirting height in a cupboard or cellar, it is worth thinking about where the new one should go.

Moving the consumer unit to a higher, drier position at the same time as replacing it adds £250, and it saves a second disruption later. We can also look at whether any circuits, such as sockets near floor level, would be better arranged so they are easier to isolate.

Our route to Southease

Few villages in this part of the county are closer to us than Southease. We usually come over via the A27 and Lewes, then down the valley road, or along the coast through Newhaven, depending on traffic. Getting here costs you nothing, the phones are staffed every day, and a failed board gets our best effort at a same day visit.

Yes. Moving the board at the same time as replacing it adds £250 to the fixed price. Typical new positions are higher up the same wall or a short distance away in a hall or utility room, and we confirm the most practical spot, and anything that would affect the price, during the survey.

Not for a board change. A consumer unit change falls under the Building Regulations, and we handle that side by sending a Part P notification to Building Control. It is not a planning matter. Listed homes are the exception: there it is still wise to check with the planning authority before any work that disturbs historic fabric.

Yes. Because we test every circuit when we change the board anyway, a full Electrical Installation Condition Report costs just £99 when booked with a new consumer unit. Booked separately, an EICR costs between £175 and £350 according to how big the property is, so doing both together saves money.
