Timber frames, stone and later houses

Around the church the village has some very old buildings, including timber framed houses, while the lanes beyond hold cottages, farmhouses and twentieth century homes. In older properties the wiring has often been added in layers over many decades, with cables run behind panelling or through beams, and a fuse box squeezed into whatever corner was free at the time.

Fitting a new board in a house like this calls for care rather than speed. We protect floors and finishes, keep new cable runs as short and discreet as the regulations allow, and talk to you before drilling anything that matters, especially in rooms with original features.

  • Dust sheets and floor protection
  • Discreet cable routes
  • No drilling without asking
  • Every circuit tested on completion

Why the enclosure and breakers matter here

Since 2016, new consumer units in homes have had to sit in a non-combustible enclosure, usually steel, so that a fault inside the board is contained. Older plastic units and wooden fuse boxes offer no such barrier. In a house with exposed timber, old floorboards or a board fixed to wooden panelling, that difference is well worth having.

For timber framed homes we also discuss arc fault detection devices, which watch for the sparking caused by loose connections or damaged cable. An RCBO and AFDD board of 10 ways costs £1,095, or £1,295 for 14 ways. A standard steel RCBO board starts at £625.

In a home, yes, or it must be housed in a non-combustible cabinet. That rule has applied to new boards since 2016. Every board we fit is steel, so this is covered whatever size you choose. A plastic unit already on your wall is not automatically unsafe, but it would not be installed new today.

Often it can, as long as there is safe room for the new board and its cables. A steel unit with a suitable backing usually fits the same spot neatly. If the position is awkward or hard to reach, we can move it when the board is replaced for an extra £250.

No. Testing is done at the board and at accessories such as sockets and switches, so ceilings and walls are not opened up. We may lift off a few faceplates to check connections. If a result points to a hidden fault, we explain it and agree what to do before going any further.
