Flint estate cottages and their electrics

Much of West Dean is built in the same flint and brick, a reminder that the village grew up around a large estate. Cottages from that tradition are solid and long lasting, but their electrics have usually been replaced, extended and patched under many different owners and tenants. It is common in homes like these to find several ages of cable, and boards that predate today's RCD rules.

A new consumer unit is the point to bring all of that together. Each new board carries Type 2 surge protection, RCDs cover every circuit, and an inspection and test of the whole property follows, its results set out on a certificate that reaches your inbox inside 48 hours.

Landlord duties and the five year EICR

Rented cottages are a familiar part of life in an estate village. Every five years at the latest, a private landlord in England is required to get the installation inspected and tested, then give the report to the tenants and complete any remedial work it calls for within 28 days. Where the fuse box is old and lacks RCD protection, the report will usually recommend upgrading it.

If the board needs replacing, the EICR done alongside it costs just £99, against £175 to £350 for a standalone inspection. You get the new board, the full report and the installation certificate together, ready to pass to tenants and keep on file.

  • EICR £99 with a new board
  • Standalone EICR £175 to £350
  • Reports ready for tenants
  • Remedial work quoted clearly

For a private tenancy in England, no more than five years should pass between inspections, and less where the previous report asks for it. You must give your tenants a copy within 28 days of the inspection and keep it to show the next inspector. We carry out standalone EICRs from £175, or for £99 if we are replacing the board anyway.

Expect the job to run 4 to 6 hours on most boards, with the supply switched off for much of it. We agree a start time with you and your tenants in advance so they can plan around it, and each circuit is switched back on only after it has passed its tests.

In most cases, yes. The new consumer unit usually goes where the old one was, so there is no need to chase into thick walls. We protect the floor, work tidily around the board position and clear up after ourselves, leaving the cottage as we found it apart from a safer board.
