Timber frames and weatherboarding

Old houses, delicate routes for cable

Older houses in villages like Northiam are often timber framed, some finished outside with weatherboarding or tile hanging and with beams inside. Wiring in these homes was threaded in later, sometimes more than once, and boards tend to sit wherever there was room: under the stairs, in a lobby or high in a cupboard.

We keep a new consumer unit where the old one was whenever we can, so no fresh channels are cut into old plaster or timber. Where a move cannot be avoided, we plan the route with you first, using surface trunking or existing voids rather than chasing into historic fabric.

  • Board kept in its existing spot
  • No chasing into old timber
  • Cable routes agreed in advance
  • Dust sheets and a careful tidy up

Arc fault protection for timber framed homes

A timber framed house has a lot of dry, combustible material close to its cables. Ordinary breakers and RCDs guard against overloads, short circuits and earth leakage, but not against arcing: the sparking at a loose terminal or a damaged cable that can smoulder for some time before anyone notices.

Arc fault detection devices, or AFDDs, watch for the electrical signature of arcing and disconnect the circuit. Boards combining RCBOs and AFDDs start at £1,095 with 10 ways, or £1,295 with 14. If your home is listed and the work would alter its fabric, such as a new cable route, check with Rother District Council first; we can describe the work in writing.

  • AFDD boards from £1,095
  • Arcing faults caught early
  • Written scope for listed homes
  • Metal enclosure on every board

For a board replacement on its own, almost never. The existing circuits connect to the new unit in the same position, so the work is concentrated around the board. If testing finds a faulty cable that needs replacing, we explain the route options and agree them with you before touching anything.

In a timber framed home it is a sensible step, because arcing at a tired connection is a fire risk that standard breakers do not see. In a modern brick house the case is less pressing. We are happy to quote both a full RCBO board and an AFDD board so you can compare the two before deciding.

Yes. Priced between £175 and £350 by property size, a standalone EICR reports on the board, wiring, earthing and bonding. If you then go ahead with a board replacement, the report helps us plan, and any circuits that need attention have already been identified.
