A hamlet on the town's edge

Small, close to town, but not suburban

Magham Down feels separate from Hailsham even though the town is only a few minutes away. Homes along and around the Herstmonceux road range from older cottages to detached twentieth century houses and bungalows. In a house of that age, the original fuse box has often been swapped once already, decades ago, for an early consumer unit that has since had extra circuits squeezed onto it.

We replace the lot with one consumer unit sized for the house as it is now. Many detached homes are well served by a 12 way high integrity board at £575, which spreads circuits across two RCDs and leaves room for RCBOs on anything, such as a freezer or alarm, that should never go off with the rest.

  • Freezer and alarms on their own protection
  • Room left for new circuits

Why newer boards come in steel

Since 2016, consumer units fitted in homes have had to be housed in non-combustible enclosures, which in practice means steel. The change followed concern about fires starting at loose connections inside plastic boards. If your board went in during the 1990s or 2000s, it is probably plastic, and it may also leave some circuits without RCD protection.

A plastic board is not illegal and does not have to come out tomorrow, but it offers far less containment if a connection inside ever overheats. Every replacement we fit is steel and carries Type 2 surge protection, with prices for a dual RCD board beginning at £425. If an EICR has flagged yours, we can quote from the report.

Yes, for part of the visit. Testing the whole property means checking sockets, switches, lights and fixed appliances throughout the house, plus anything in a garage or loft that the board supplies. Moving a few things away from sockets beforehand helps, and pets are happier shut in one room while we work.

It lies within Hailsham parish, though it is a separate hamlet out on the Herstmonceux side of the town. We treat it exactly like a Hailsham address: the same fixed prices, no travel charge, the same 6 year workmanship guarantee, and the work notified to Wealden District Council under Part P.

Send us a photo and, if you have one, the report. The usual reasons are circuits without RCD protection, a plastic enclosure, no surge protection or a board with no room left. We will tell you which apply, whether any is coded as potentially dangerous or simply recommended for improvement, and what a replacement would cost.
