Is a newer board on the hospital site good enough?
A consumer unit fitted when a house was built is not automatically ready for what owners add later. Depending on when your home on the former hospital site was finished, its board may predate the surge protection rules that arrived with the 18th Edition, may have no spare ways left, and may use a dual RCD layout where one fault switches off half the house.
That does not always mean a new board. If yours is sound, a surge protection retrofit costs £165. Where an EV charger, battery or heat pump is going in and every way is already taken, an RCBO board of 10 to 12 ways, at £695, protects each circuit individually and leaves space for more.
