Farmhouses and cottages spread across the valley

Lullington is less a village than a handful of farmhouses and cottages spread out across the valley side, with fields between them. Each tends to have its own supply arrangements, its own outbuildings and its own electrical history, so we never assume that what suited one home will suit the next one down the lane.

The survey is where that matters. We look at how the property is supplied and earthed, what the board feeds, and whether anything is likely to fail testing, then give you one fixed price. Four to six hours sees most board changes finished, and the certificate reaches your inbox no more than 48 hours later.

When your earth comes from a rod in the ground

Many rural homes take their power from overhead lines that carry no earth, leaving the property to rely on its own earth electrode, which is a metal rod sunk into the ground beside the house. This is called a TT system, and it is common in scattered rural settlements. It works well, but only if the rod and its connection are in good condition.

On a TT supply the RCDs do the essential job of disconnecting faults, because the earth path alone cannot pass enough current to blow a fuse quickly. We measure the electrode's resistance, check the earthing conductor and test every RCD, and if the rod is no longer up to the job we tell you before going further.

Getting to you

Travelling out to Lullington

From Brighton & Hove we usually take the A27 east towards Alfriston and follow the lanes from there; from Seaford it is a short run up the valley. When you book, mention any farm gates, shared tracks or tricky turnings so we find you first time. We answer the phone every day, and any property left without power jumps the queue for a visit that day.

Look near your meter and fuse box for a green and yellow earth cable. If it disappears into the floor or out through a wall towards a rod or inspection pit outside, rather than connecting to the supply cable or cut-out, you probably have a TT system. We confirm it properly during the survey or from your photos.

Not necessarily. Plenty of rods are perfectly serviceable after many years. We measure its resistance and inspect the connection as part of the board change. If the reading is too high or the clamp has corroded, we explain the options and agree any extra work with you first, so there are no surprises on the day.

Rewireable fuses with wire across the holders, no RCD anywhere on the board, a wooden backboard, scorch marks, a warm or buzzing board, or fuses that blow for no clear reason all point the same way. Even a board that seems fine may lack the protection modern homes rely on, which a test will quickly show.
