Village homes with land and outbuildings

Homes in Hickstead range from ordinary village houses to properties with paddocks, stables and outbuildings, which is what you would expect in an area so closely tied to horses. On a property with land, the house board often feeds far more than the house, and those extra circuits were frequently added long after the board went in.

We count everything the board supplies before we quote, including feeds to barns, garages and field shelters. Full RCBO boards with 14 to 16 ways cost £795, though if the house board also feeds a separate yard building, a small sub-board out there may be the better answer.

  • House and yard circuits counted
  • Feeds to outbuildings tested
  • Larger boards up to 16 ways
  • Sub-board advice where it helps

Electrics that have to cope with horses, dust and damp

Stable blocks are hard on electrics. Hay dust, moisture, rodents and the occasional kick all take their toll on sockets, lights and cables, and a single damp fitting in a tack room can trip an old shared RCD and leave the house in darkness too. Arena floodlights and water heaters add heavy loads at the far end of long cables.

With a full RCBO board, yard circuits trip on their own while the house stays on. We test each outbuilding feed for insulation resistance and earth fault loop impedance, note any fittings that are unsuitable for a stable, and give you a clear list rather than a vague warning.

  • Yard circuits separate from the house
  • Long runs tested at the far end
  • Unsuitable fittings listed
  • Floodlight and heater loads checked

Yes. When we change the house board we include the circuits feeding stables, barns or workshops, testing them at the far end where faults show up. Long runs can suffer from voltage drop, so we check the cable size against what you run out there, such as heaters or floodlights, and tell you plainly if it is undersized.

Livestock are more vulnerable to electric shock than people, and stables combine damp, metal fittings and animals standing on wet floors. The wiring regulations have a section dedicated to agricultural premises for that reason. On the new board every stable circuit is RCD protected, and we point out any damaged or unsuitable accessories we see.

We agree a start time with you and explain beforehand which circuits will be off and roughly when. Water heaters, yard lights and any fence energiser supplied from the board will be off while we work, so plan feeds and turnout around that. Most changes take four to six hours, with power back once testing is finished.
