Houses spread among fields and woods

There is no village street in Hammerwood. Homes are spread out along lanes among fields and woodland, from cottages to larger country houses, and many have been extended or had outbuildings converted over the years. Boards in properties like these often serve a mix of old and new circuits, sometimes including a cable out to a garage, stable or workshop.

Rural supplies out here commonly arrive on overhead lines with a TT earth rod at the property, so we test the rod and set up the RCD protection to suit. Where a house is larger, RCBOs across 14 to 16 ways are often needed, from £795, so that each circuit has protection of its own.

  • Cottages to country houses
  • Outbuilding feeds tested
  • TT earth rods checked

Careful work in historic buildings

Hammerwood Park is a listed Georgian house, and some older properties in the countryside around it may be listed too. If your home is, the consumer unit itself can usually be swapped in the same position with little disturbance, but drilling into old timbers, plaster or panelling to move it or run new cables needs more thought.

We work from the existing board position wherever possible and route new tails and cables discreetly. If you want the board moved, which adds £250 to the price, check first with Wealden District Council's conservation team whether listed building consent is needed for the new fixings and cable routes.

Getting to you

Heading out to Hammerwood

Coming from Brighton & Hove, we usually take the A22 north over Ashdown Forest and then cut across the lanes from Forest Row, or come round through East Grinstead from the west. We work out a fixed price from texted pictures showing the consumer unit and the meter. Should the power fail, ring us, and we will make every effort to get there before the day is out.

Swapping a consumer unit in the same spot is generally seen as a like for like repair, but anything that affects the historic fabric, such as new holes, chases or a new location, may need listed building consent. If in doubt, ask Wealden District Council before work starts. We will describe exactly what we plan to do so you can check.

Yes. Every circuit leaving the board is tested, including supplies to outbuildings. Buried or overhead cables to garages and workshops are often older than the house wiring, and on a TT supply the outbuilding may need its own earthing arrangements. If we find a problem, we explain it and price the repair before doing anything.

No. Board prices are the same whatever your earthing. On a TT system the RCD protection does the vital job of disconnecting a fault quickly, so we test the earth electrode, confirm its resistance is acceptable and set up the board accordingly. If the rod itself is poor, we tell you and price any improvement separately.
