Rural homes near Mayfield

Coggins Mill homes and their hidden joints

Coggins Mill is small, and its homes are the mix you would expect in the countryside around Mayfield: older cottages and houses alongside later properties, mostly on rural supplies. Where a house has been extended or partly rewired, newer cable is often joined onto older runs in the loft or under the floor, which is exactly where loose connections and tired insulation tend to hide.

Old joints like these are a classic source of arcing, the small sparks that can overheat a connection without blowing a fuse or tripping an RCD. That is why, in homes like these, we talk through arc fault detection when we price a new board.

  • Loft and underfloor joints considered
  • Mixed wiring tested
  • Low readings reported
  • Options priced upfront

Arc fault detection

Do you need AFDDs in an older rural home?

An arc fault detection device, or AFDD, watches each circuit for the pattern of arcing caused by a damaged cable, a loose terminal or a nail through a wire. Fuses and RCDs are not designed to spot this. The 18th Edition wiring regulations recommend AFDDs on socket circuits, and they make particular sense in timber framed buildings and houses where the wiring history is unknown.

Boards combining RCBOs and AFDDs cost £1,095 with ten ways or £1,295 with fourteen, surge protection included. As that is more than a standard RCBO board, we say plainly whether your house makes a strong case for them or whether RCBOs alone, from £625, will serve you well.

An RCD watches for current leaking to earth, which is what happens if someone touches a live part. An AFDD watches the shape of the current for the signature of arcing, such as a crushed cable or a loose screw terminal sparking. Arcing can start a fire without ever leaking to earth, so the two devices cover different risks.

The price agreed from your photos is the price for the board change. If our testing turns up a separate fault, such as a damaged circuit, we stop and tell you, and nothing extra is done without your agreement. That way the fixed price stays fixed, and any additional work is entirely your decision.

Not for a straightforward board change, which is done at the board and the meter. We may look in the loft or under a hatch if testing points to a problem there, but only to see what is going on. Any repair that means opening up floors would be explained and agreed with you first.
