Houses among the trees

Detached homes with boards past their best

Homes around Chelwood Common tend to be spread out on their own plots with trees never far away, rather than packed into terraces. Many have been modernised in stages, so it is common to find a newer kitchen and bathroom alongside a consumer unit that has not been touched for decades, still protecting circuits it was never sized for.

Replacing it brings RCD protection to every circuit and a Type 2 surge device as standard. £425 covers six ways with dual RCDs, and full RCBO boards begin at £625. If you want arc fault detection as well, a 10 way RCBO and AFDD board is £1,095.

Arc fault detection

Catching the faults a breaker cannot see

An arc fault detection device, or AFDD, watches for the electrical signature of arcing: a loose terminal, a cable crushed under a floorboard, a flex chewed by rodents. Ordinary breakers and RCDs may not react to this, yet arcing can start a fire. The current wiring regulations recommend AFDDs for homes generally, and require them in certain higher risk buildings.

For a house set back among trees, with the nearest neighbour some distance away, early warning matters, and an AFDD can disconnect a circuit at the first sign of arcing. A 10 way RCBO and AFDD board costs £1,095 and a 14 way one £1,295, surge protection included in both. They work alongside smoke alarms, not instead of them.

Getting to you

Reaching Chelwood Common from Brighton

Although East Grinstead is the closest large town, Chelwood Common is within easy reach of Brighton, so we usually come directly from our Brighton and Hove base by way of Lewes and the A275 rather than via East Grinstead. Travel anywhere in Sussex costs you nothing. Texted pictures of the board are enough for us to price the job, and a call about a fault gets same day help wherever we can manage it.

Not in a typical family home. The regulations require AFDDs in certain buildings, such as houses in multiple occupation and care homes, and recommend them elsewhere. For most owners it is a choice. Our standard boards already include RCD and surge protection; AFDD adds a further layer for those who want it.

It trips when it detects arcing, which often points to a loose connection, a damaged lead or a failing appliance on that circuit. Unplug items on the affected circuit and reset; if it trips again with nothing plugged in, the fault is likely in the fixed wiring and that is the time to call us. Many AFDDs show an indicator for the cause.

Usually, yes. Many combined RCBO and AFDD devices take up more space than a standard breaker, so the enclosure can be wider than you might expect. We check the wall space from your photos and tell you before booking if anything needs to move. If it does, relocation with a new board adds £250.
