A small, scattered village

Few houses, many different ages

Bodiam is small, and its homes are mostly spread along the lanes around the castle and up the valley side rather than gathered into estates. Converted oast houses and barns are a familiar sight in this part of the Rother valley, alongside cottages, farmhouses and later houses. Each tends to have its own electrical story, so we price every board individually from photos rather than assuming a standard layout.

Converted farm buildings deserve a careful look. The conversion may have been wired to a good standard, but the supply often runs a long way from the meter, and the earthing arrangement is not always what you would expect. We test it all as part of the board change and explain anything that needs attention.

  • Oast and barn conversions
  • Long supply runs checked
  • Earthing confirmed, not assumed
  • Priced from your photos

Where the board sits matters in a river valley

The Rother runs past Bodiam Castle through low meadows, and the valley floor here is wet ground that is prone to flooding. Plenty of homes sit well above it, but if yours is close to the river or has a cellar or a low ground floor, the height of the consumer unit and the meter is worth thinking about before a new board goes in.

We can fit the new board higher on the wall, or move it to a drier spot, where that is practical; relocation with a new board adds £250. Keeping ground floor circuits separate from upstairs also helps after any water gets in. The meter and the cut out belong to your supplier and UK Power Networks, so if those need raising we explain who to ask.

  • Board height considered

Not necessarily upstairs, but higher and drier is sensible. A board can be mounted well above floor level on the ground floor, which keeps it easy to reach while reducing the risk. Moving it adds £250 to the board price. We also look at where sockets and cables run low on the walls and suggest what is worth changing.

Holiday lets should have their electrics inspected regularly, and many insurers and letting agents ask for a current EICR. If we are replacing the board, the EICR is £99 on top. Where the let keeps its current board, a standalone EICR costs from £175 to £350 according to size and comes with a full written report on the installation.

One of the whole board with the cover closed, one with the front flap open if it opens without tools, one of the meter and the cables leaving it, and one showing where the green and yellow earth cable connects. Add a note of any outbuildings or extra boards. Those few pictures are enough for us to fix the price.
