Coastguard cottages and little else

A tiny settlement facing the Channel

Birling Gap is less a village than a cluster of buildings at a dip in the cliffs. The best known is the terrace of nineteenth century coastguard cottages standing close to the edge. Alongside them are a few other houses and the National Trust café and visitor facilities that serve walkers on the clifftop.

Older cottages like these have often been updated a bit at a time, so a board change here starts with careful testing. Every circuit is checked, the earthing arrangement confirmed and the point where the supply enters the building examined, and only then does the new board go in: dual RCD from £425, or RCBOs throughout from £625.

  • Every circuit tested first
  • Earthing confirmed on the day
  • Dual RCD boards from £425
  • Full RCBO boards from £625

Sensible choices on an eroding coast

The chalk at Birling Gap is retreating, and the coastguard terrace has already lost several cottages to erosion. That shapes how owners think about spending money on a building. We will not tell you what to do with your home, but we can make sure you have clear, honest information about the state of its electrics before you decide anything.

If you are weighing up how much to spend, we can start with a standalone EICR, from £175, for an honest picture of the installation. If you go straight to a new board, the same report costs £99 added to the job, and you still get the full written findings.

Getting to you

Reaching Birling Gap

Leaving Brighton & Hove, we follow the A259 through Seaford and across the Cuckmere at Exceat, turning off at East Dean for the road down to the cliffs. Your texted photos are what we price from, and a board that fails outright is worth a phone call, as we aim to be down at the cliffs that same day.

An Electrical Installation Condition Report is a thorough inspection and test of the existing wiring, board and accessories. It records anything dangerous or needing improvement, using standard codes, and states whether the installation is satisfactory for continued use. Booked alone, an EICR costs between £175 and £350, the figure set by how big the property is; done with a new board it is £99.

No planning permission is needed to replace a consumer unit inside a house. The work is notifiable under Part P of the Building Regulations, and as we are Part P registered we notify the local authority, Wealden District Council, for you. If your building is listed, moving the board or running new cables through historic fabric is worth checking with the planning authority first.

We take it away and dispose of it responsibly, along with any old fuse carriers and offcuts. Some very old boards and fuse carriers contain asbestos, so if yours looks like one of them we will tell you before work starts and explain how it needs to be dealt with.
