Historic cottages need a lighter touch

Much of Amberley's character comes from its older buildings: thatched cottages, flint and stone walls, and timbers that have been in place for centuries. Many are listed, so electrical work has to fit in quietly. Old fuse boxes in houses like these are often tucked into understairs cupboards or tight corners chosen long before modern consumer units existed.

We fit the new consumer unit in the existing position wherever we can and reuse cable routes, avoiding new chases into old walls. If you are unsure whether listed building consent applies to anything visible, we tell you what is involved so you can check with the planning authority before work starts.

  • Board kept in its existing spot
  • Original cable routes reused
  • No chasing into historic walls
  • Consent questions raised early

Arc fault protection for thatched homes

A thatched roof changes how you think about electrical fire risk. Arc faults, the small sparks from a damaged cable, a loose connection or a worn plug lead, can smoulder unnoticed and are not detected by ordinary breakers or RCDs. In a thatched cottage, where cables may run through roof spaces close to dry material, that risk deserves particular attention.

Our RCBO and AFDD boards add arc fault detection to every circuit, designed to cut off a circuit as soon as it detects arcing. A 10 way board costs £1,095 and a 14 way £1,295, both including surge protection and full testing. It is also worth mentioning to your home insurer.

  • Arc fault detection on each circuit
  • 10 way AFDD board £1,095
  • Roof space cable runs inspected
  • Surge protection included

We think it deserves serious consideration. Arc fault detection devices watch for the electrical signature of arcing, which ordinary breakers miss, and disconnect the circuit when they find it. For a home where a fire would be especially hard to fight, the step up from £695 for a full RCBO board to £1,095 for an AFDD board is modest.

A straightforward replacement inside the house, in the same position, does not usually need consent, but the decision rests with the planning authority, not with us. If your plans involve moving the board, new external cabling or fixing into historic features, check with Horsham District Council or the South Downs National Park Authority first.

We lay dust sheets, keep the work to the board area and the points we must test, and avoid drilling or chasing into old surfaces unless you agree to it first. Before we leave, we tidy up and walk you through the new board, its labels and how to reset a circuit.
