Houses from the first wave of building
West Green's homes are mostly terraces, semis and low rise flats from the early years of the new town, with some later infill. Older lighting circuits and metal fittings
Lighting circuits installed before the mid 1960s often had no earth conductor, because the rules of the time did not require one. That is not automatically dangerous, but it matters if anyone has since fitted metal light fittings or metal switch plates, which need an earth to be safe. It is one of the details we look for in homes of this age.
If a lighting circuit has no earth, we record it and advise on the options: plastic fittings and switches designed for an unearthed circuit, or rewiring that circuit. RCD protection on the new board adds an important layer of safety in the meantime. Nothing is hidden on the certificate.

Tripping comes from genuine faults, such as damp, damaged insulation or a neutral shared between two circuits, which an old fuse box would never have noticed.
