An unusual mix of homes

Railway carriages, chalets and bungalows

Pagham has some of the most unusual homes on the Sussex coast. Along the beach, a number of houses began life as old railway carriages, extended and clad over the years, alongside timber chalets and more conventional houses. Inland, the village is largely bungalows and chalet bungalows from the middle of the twentieth century onwards, with some newer housing on its edges.

Homes that have grown in stages often have electrics that grew the same way, with a board that has collected circuits from several decades. We test every one of them when the new consumer unit goes in, and anything below standard is explained to you before we go further.

Why the enclosure matters in a timber home

Since 2016 the wiring regulations have required consumer units in homes to be housed in non-combustible enclosures, which in practice means metal. That matters everywhere, but it matters even more in a timber chalet or a clad railway carriage, where an old plastic board may be screwed straight onto a wooden wall.

Every board we fit is a metal unit, mounted so its cable entries are properly closed off. In a timber building we also look closely at how cables are run and protected where they pass through the structure. And with the open sea so close, connections and earthing are checked for any sign of corrosion.

  • Metal enclosure on every board
  • Cable entries closed off
  • Runs through timber checked
  • Coastal corrosion checked

Yes. The principles are the same as in any home: a metal consumer unit, RCD protection, surge protection and full testing. What needs extra care is the structure, so we look at where the board is mounted and how cables pass through timber. When you ask for a quote, include pictures showing the board and the wall around it.

No rule says an existing plastic board must come out; the requirement for non-combustible enclosures applies to new work. Even so, older plastic boards often lack full RCD protection, and in a timber property a metal unit is the safer choice. Metal boards start at £425 with dual RCD protection, or £625 with RCBOs on every circuit.

Pagham is in Arun District Council's area. Because we are Part P registered, we notify the work for you, so there is no application for you to make or inspection to arrange. Within 48 hours you will have the Electrical Installation Certificate by email; the Building Regulations compliance certificate is sent separately afterwards.
