Estate cottages and village homes

From estate cottages to later village houses

Cottages with the yellow painted woodwork of the Cowdray estate stand alongside privately owned houses, later homes and properties lining the main road. That mix usually means every generation of fuse box, from rewireable fuses to early plastic consumer units, and in rented homes a board is sometimes patched between tenancies rather than replaced.

Whoever owns the house, the job is the same: the old unit comes out, a modern board with surge protection goes in, and every circuit is tested. The certificate goes to whoever booked the work, and Building Control is notified under Part P on your behalf.

  • Every generation of board replaced
  • Surge protection fitted as standard
  • Certificate to owner, landlord or agent
  • Part P notification handled

Landlords, tenants and who arranges the work

In England, a private landlord has to arrange an inspection of a rented home's electrics no less than once every five years, and pass a copy of the report to the tenants. If that report codes an old fuse box as needing action, the remedial work has to be done within 28 days, or sooner if the report says so.

When we replace a board in a let property, an EICR costs just £99 on top, giving you a fresh report alongside the new installation certificate. Tenants should speak to their landlord or agent first, and we are happy to liaise with both to find a convenient day.

  • EICR for £99 with any board
  • Remedial work within 28 days
  • Paperwork sent to landlord or agent
  • Access arranged with tenants

The board belongs to the property, so your landlord or their agent needs to agree to the work and normally pays for it. If you are worried about the fuse box, tell them in writing and include photos. We are happy to quote the landlord directly and arrange access with you once they approve.

You receive an Electrical Installation Certificate covering the new consumer unit by email within two days, and we notify Building Control of the work under the Part P rules. If you add an EICR for £99, you also receive a full condition report covering the rest of the installation, which you can give to your tenants.

Yes, and an empty property is often the easiest time. With nobody living there, no one is left sitting through four to six hours without power, and the board and every circuit can be reached and tested without shifting furniture. Give us the dates and key arrangements, and we will fit around them.
