Older houses, later wiring

Keymer's houses and the wiring behind the walls

Keymer has an older core around its church, with houses of many periods spreading out towards Hassocks and along the road to Ditchling. In homes with some age to them, the wiring may have been replaced once, twice or only partly, and the fuse box is sometimes the newest part of an installation that is otherwise much older.

That is why we test the whole property, not just the new board. Insulation resistance, earth continuity and polarity are checked on every circuit, and the results go on your certificate. Where something needs attention, you see the readings for yourself and decide what happens next.

  • Insulation resistance tested
  • Earth continuity checked
  • Readings on your certificate
  • No surprises added to the bill

What happens if your wiring shows its age

In older houses, testing sometimes reveals rubber insulated cable, lighting circuits with no earth, or lead sheathed wiring left from early installations. A modern RCD board can trip on circuits like these, because it detects faults that old fuses ignored. That is the board doing its job, but it means the circuit needs a closer look.

If we find a problem, we stop and explain it, show you the test results and give a fixed price for the repair. Nothing extra is done without your agreement. Often the cause is a single circuit or fitting rather than the whole house.

  • Rubber and lead cable identified
  • Unearthed lighting flagged
  • Fixed price for any repair
  • Nothing done without your say

From Brighton & Hove to Keymer

Keymer lies just south of Burgess Hill, on the Brighton side of it. We come up the A23 and through Clayton, or over the Downs by way of Ditchling, whichever is clearer on the day. Pictures showing the fuse box and the meter let us fix a price, and calls about a lost supply are taken seven days a week.

Yes, but it needs care. Lighting circuits without an earth cannot safely take metal light fittings or switches, and the certificate must record the situation. We fit the board, test everything and explain the options, from using only plastic fittings to rewiring that circuit. You choose, and any extra work is priced before we do it.

Not usually. Most homes keep their existing wiring, and the new board improves protection straight away. Testing tells us whether any circuit is in poor condition. If one is, we explain it and price it separately; if the wiring tests well, the board change is all you need.

Look at the cables entering your old fuse box. Black cable that looks perished or crumbly, or cables in a thin metal lead sheath, suggest early wiring. Do not handle it. From a photo we can say what it is likely to be and whether it alters the job, all before anything is booked.
